   Great location and that about it. Been to Lipe 3 times already and this is the worst hotel I stayed. I had to change the room 3 times. First at the standard ground floor then superior room with balcony (thats the worst due to being above the kitchen, loud noises all day) and the the superior villa which is best room of all three but not worth the price I paid for. Every room I had been to is very dusty. Receptionist was horrible, not very helping, like they didn't want to be there. Construction around the hotel makes a lot of noises during the day, hard to relax if you just want to chill. Best to spend your money elsewhere.

   lol….i stayed in the front bungalow feb 2014 it was filthy, no hot water and we had cockroaches in the bathroom , and to top it all the beach front turned into a camp site with a row of camouflage tents each night , when a very large group of local people turned up to stay at the hotel, not content with sitting on the sunbeds at 0615hrs each morning to watch the sunrise, some of them decided to sit on our varanda and wicker seats , never mind us sleeping, or the neighbours as for the rest of the place be warned….read trip advisor
